What is virtual staging?

Virtual staging is the technique of digitally furnishing the photo of an empty property. Instead of bringing furniture into the home, the agency uploads a photo and receives an image of the same room already furnished, ready for the listing.

How it works

The agency takes a photo of the empty space, chooses a style (modern, Mediterranean, Scandinavian) or describes what it wants, and an artificial intelligence tool generates the furnished image. The result is downloaded and used on portals and social media.

What it is for

An empty property is hard to picture. Furnished photos help buyers understand the size of each room and imagine living there, which makes the listing more attractive. It works for living rooms, bedrooms, kitchens, offices and outdoor areas such as patios and terraces.

Good practice

Always state in the listing that the images use virtual decoration and show the original photo too. Furniture and decor should be realistic and must not change the structure, windows or condition of the property. Transparency protects the agency and the client's trust.

When it makes sense

It is especially useful for empty properties, newly finished construction, second homes and outdoor spaces. For lived-in, furnished properties it is usually not needed.

Frequently asked questions

Does virtual staging replace real photos?

No, it complements them. The recommended approach is to publish both the furnished and the original photo, and say the decoration is virtual.

How long does it take?

Seconds to a few minutes per image after uploading the photo.

Does it work on a phone?

Yes. You can take the photo at the property and generate the image on the spot.
